At this stage, the buyer’s solicitors submit enquiries to us based on the information we provided them with in the Draft Contract Pack, as well as the results of the searches that they took out on the property. We will work with you to respond to these enquiries.Once the buyer’s solicitor has reviewed the Draft Contract Pack, they may have questions regarding the information in the documentation. These enquiries are questions that the buyer’s solicitor will raise to us about the Draft Contract Pack that we provided them with. The buyer’s solicitors want to make sure that the buyer is aware of any restrictions or anything that could become a problem later down the line in their ownership of the property. This is also an opportunity for buyers to raise any questions to you via their solicitor such as whether the property has been burgled, if there are any disputes with the neighbours, or any information about the property that you’ve picked up from your time as a resident.
An enquiry is a question that the buyer’s solicitor will raise to us about the draft contract pack we sent.
Enquiries are typically raised 14-30 days after the buyer’s solicitor receive the Draft Contract Pack at which point, we work with you to respond to all the enquiries.
Make sure to keep an eye on your emails as we will be in touch to discuss our proposed responses with you. Once you are satisfied with our responses, we can send these responses to the buyer’s solicitor and wait for confirmation of all enquiries being resolved.The next stage in your sale is for all enquiries to complete which is explained in the next blog.
