Stage 10 of Buying a House | Enquiry Responses Received

Throughout the purchase of your property, various enquiries have been raised on your behalf with the seller’s solicitors. We have received satisfactory responses to those enquiries, and therefore our enquiries have been completed.We have received (and reported to you on) your Draft Contract Pack, your property searches, your mortgage report, and raised enquiries on all these documents. We are now satisfied that the enquiries have been sufficiently solved and we can now proceed to the final (and most exciting) stage of your purchase; Exchange and Completion!

OUR TO DO LIST

  • Your Legal Team will make sure that your file is ready to be smoothly handed over to your Exchange and Completion Team.
  • Once your file has been allocated, the Exchange and Completion team will be in touch within four working days to introduce themselves. They will answer any questions that you might have about the next stages and ensure that the purchase can proceed to completion.

  • Keep an eye out for your emails or telephone to meet your team and ask them any questions you may have.
  • Your Exchange and Completion Team will be in touch within four working days to introduce themselves to you.

WHAT ARE ENQUIRIES?

Enquiries are questions that we submit to the seller's solicitor about the Draft Contract Pack. We will raise enquiries on:

  • Boiler/Gas safety and servicing of the property
  • Restrictive covenants
  • Gas, water, and electricity servicing
  • Anything included in the purchase of the property
  • In the case of a leasehold property, or a Freehold with a management agency, the management pack

WHY DO CONTRACT ENQUIRIES NEED TO BE RAISED?

We want to make sure that the property you are purchasing, is everything you think it is and make sure that you’re aware of any restrictions or things that could become a problem later down the line in your ownership of the property.This is also an opportunity for you to raise any questions to the seller via your solicitor such as whether the property has been burgled, if there are any disputes with the neighbours, or any information about the property that they’ve picked up from their time as residents of the property.
