That is why our residential conveyancing services include the Lyons Bowe Abortive Pledge, giving you peace of mind that if your purchase falls through due to no fault of your own, you will not lose the legal fees you have paid. You will only be responsible for any third-party disbursements incurred, such as search fees.
What is Covered:
- Full protection for conveyancing legal fees if your purchase aborts for reasons outside your control.
- You only pay for third-party costs already incurred (e.g., searches and other disbursements).

Absolutely. Our conveyancing services are available nationwide. You can complete the entire process remotely using our app, digital forms, secure ID verification, and telephone support — or visit one of our ten offices by appointment.
Can you help if I am buying or selling a new build or auction property?
What is conveyancing and why do I need a solicitor?
First home schemes - what are they?
How long should I fix my mortgage for?
What are the solicitor fees for buying a house?
We offer transparent fixed-fee pricing for most property transactions. You can get an instant, detailed estimate online with no hidden costs — giving you full clarity before you instruct us. Click on “Get Estimate”.
Can you deal with my related sale, too?
Definitely! However, when buying a new built you need to be aware that the buyers of your current property may not be comfortable with a completion on notice. You may want to consider “breaking the chain” i.e. selling your property before you complete on your new build. This may mean temporarily moving into rented accommodation.
