Can you help if I am buying or selling a new build or auction property?

Yes. Our Residential Property team has specialist experience in new builds, Help to Buy, and traditional auction purchases. We will guide you through every step with tailored advice and fast turnaround times where needed.

What is conveyancing and why do I need a solicitor?

Conveyancing is the legal process of transferring ownership of a property from one person to another. A solicitor ensures the transaction is legally sound, carries out vital checks, protects your interests, and helps you complete the process securely and on time.

First home schemes - what are they?

First home schemes are initiatives like Shared Ownership, Lifetime ISAs, and the First Homes Scheme that help first-time buyers purchase property. They aim to address common challenges like raising a large deposit or affording mortgage payments. Contact Lyons Bowe to learn more about these schemes and how we can assist with the legal process.

How long should I fix my mortgage for?

The best length to fix your mortgage depends on your individual circumstances, risk tolerance, and financial goals. Short-term fixes (2-5 years) may have lower initial rates but offer less long-term security. Longer-term fixes (5+ years) provide payment stability but might mean missing out if rates fall. Consider your financial situation and seek advice from a mortgage adviser.

What are the solicitor fees for buying a house?

Can you deal with my related sale, too?

Definitely! However, when buying a new built you need to be aware that the buyers of your current property may not be comfortable with a completion on notice. You may want to consider “breaking the chain” i.e. selling your property before you complete on your new build. This may mean temporarily moving into rented accommodation.

Are property searches mandatory?

If you are purchasing your property with a mortgage, property searches will be a requirement of the lender. If you are a cash buyer, then property searches aren’t a requirement but we strongly recommend that you take out property searches and a survey. Together, these precautions will help to mitigate the risk of running into unsuspected issues later down the line.

What if my purchase falls through?

The Lyons Bowe Abortive Pledge covers your legal fees should your transaction fall through for any reason outside of your control. If your transaction falls through due to no fault of your own, your legal fees will be covered. All you will need to pay for is the disbursements you’ve already incurred up until that point (like searches) which will be outlined in your fee estimate.

How long does it take to buy a property?

Most property transactions complete within 8–12 weeks, but timings can vary. At Lyons Bowe, our structured teams, smart technology, and proactive updates help keep your transaction moving and avoid unnecessary delays.
